Trying to sell a home? Here’s one tip … probably your listing pictures should NOT include Christmas decor. That just screams “This house has been sitting on the market for MONTHS!”
Here’s another tip: Don’t underestimate the powerful power of staging. It’s so powerful, it should be one of the elements. They should have named the group Earth, Wind, and Fire and Staging.
You could hire an expert, like the staging-guru Robin at Madison Modern Home, who isn’t afraid to get her hands dirty to really set the scene. I love how she updated this fireplace, makes a world of difference here.
This dining area also benefited from her expertise. Notice how the large-scale table and chairs makes you think the room is much more spacious than the crowded little set before did? I like how she even pulled the chairs away from the table, emphasizing all that spaaaaaace. Heck, you could have a barn dance in here if you wanted to now.
But if hiring a pro isn’t in the cards for you, don’t fret. There are lots of steps you can take to make your home staged to sell. Clear the clutter and personal belongings, define each space clearly, use furniture and accessories to enhance your home’s best qualities and distract from its worst, and you’re already on your way!

October 27, 2014 at 10:09 AMI totally agree about staging. Mine gave me 3 pages of notes. It wasn’t too hard or too expensive to do. And our first looker bought it before it was even officially listed! I was kinda bummed about that, since I had invited everyone on the block to the open house just to see what we did. but I got over it real quick. Best home listing money ever spent! Another tip: DO NOT let your agent take their own pictures for the listing. Anyone with a smartphone and a posable desk lamp can do better. Mine looked professional, but were just me fooling around with it for an afternoon. You can do it!

October 27, 2014 at 5:07 PMDeclutter, declutter, declutter! When you have taken out all of your personal tchotchkes, take out at least 1/3 of your furniture.
Also, don’t wait to update things till right before you leave. Try to update a couple of years before so you get a chance to enjoy the updates. That doesn’t always work out though.

October 28, 2014 at 6:23 AMI too am a home stager and interior decorator. Many clients want you to stage, then refuse to do the dramatic improvements as you show here. I totally agree new light fixtures and added drapes make a world of difference and really these are quick and simple fixes. Paint colors too but clients also also balk at that change. In my latest home, the owner wanted yellow walls and I finally got her to agree that light gray is more neutral for the mass market. I like yellow too but gray goes with more people’s present furniture than yellow. I am still trying to figure out how to handle the difficult clients. Nice post!
